Accounts Receivable
CFM generates monthly billing of homeowner assessments using statement mailing and lockbox deposit. Statement mailing helps
facilitate collection of miscellaneous charges and detect unreported changes in property ownership. Statements also allow the
board to have an optional insert included with the statement or a printed message on the statement at no additional charge. Lockbox
deposit of homeowner payments allows for expedited receipt of funds to the Association's operating account.
Delinquencies & Collections
CFM will follow the delinquency control policy of the Association to enforce collection of assessments. Notices of delinquent
assessments will be sent to the owner prior to the account being turned over to collection. We will coordinate with the Association's
collection company once the account has been referred for non-payment of assessments.
Accounts Payable
Twice monthly preparation of check disbursements for approval and signature. CFM requires board signatures on all checks and
will not be an additional signer to ensure that all invoices are approved prior to payment.
Financial Reports
We offer monthly or quarterly financial statement preparation tailored to the needs and requirements of the client. Features
include both monthly & year-to-date reporting of revenues and expenses on the accrual basis of accounting as well as a six-column balance
sheet format. The package mailed to the board includes a budget versus actual income statement, balance sheet, check disbursement details
for the month, journal entries, bank statements and reconciliations, and an accounts receivable aging showing all accounts with balances.
General Ledger
Yearly ledgers are printed out for hard copy record keeping and stored for the Association with their records.
Budget Preparation
Upon approval, CFM will assist the board in preparation of the annual pro forma operating budget and reserve update.
Escrow
CFM will complete demand requests from the title companies and supply the document package as requested.
New Developments
CFM works with many developers on new projects handling first close of escrows and start up of financial services.
